On the sell side, Tom had a buyer who was looking for a place like ours, and he connected the two of us. We were able to get a good price for the home without going through the process of putting it on the open market, doing open houses, etc. I wouldn't recommend this procedure for everybody (because you might get more money the other way), but for us it was ideal because we weren't able to vacate prior to our sale, and the idea of staging our home was unpalatable while we had to live there with our two young sons. Because of the ethical considerations that go along with representing both sides, Tom didn't do a lot of negotiating. But he understood our desires, and he was very diligent about facilitating the transaction once we agreed it in principle with the buyer. He also helped clear potential roadblocks and move the parties toward closing. Again, I think that his expertise was important both to identify a great buyer and to make the deal happen.
Tom's team did it again. From the first prep suggestions, through staging and final clean, they knocked it out of the park. Their support throughout the process was great, pricing and negotiation was flawless. 4 offers in 6 days for an over-list contract with a very quick settlement
On the buy side, Tom helped us craft an offer that got us the house even though we offered the least money of the three bids the sellers received. He was able to reach out to the seller's agents and determine that the seller valued certainty over the highest price, and so we were able to snag the house by waiving contingencies and offering less money than we were willing to pay.
